Coffey Engineering & Surveying, LLC (Coffey) will be moving to a new location, 902 S 3rd St in early December 2009, which will be a great Christmas present for the staff at Coffey. The building and property at this location were purchased by Dave Coffey, CEO of Coffey Engineering & Surveying, in 2007. Mr. Coffey’s vision was to find a location that was more suitable to build upon the legacy of Coffey Engineering & Surveying, provide space for a sustainable business model to flourish, and help enhance the City of Laramie. The new renovations will provide 4200 sf of office space and nearly 1,500 sf of garage/lab space. The move into this building will nearly double the working space of their previous, cramped location and also provide adequate parking for staff and clients.
Prior to renovation, the building was gutted and asbestos was successfully abated. The raw layout of the building was open and simple, allowing a thoughtful design to be implemented which fits the current and future needs of Coffey.
Originally constructed in the late 1960’s as a car dealership, the building has been vacant for nearly 30 years. The building has been a continual eyesore along South 3rd Street as the original glass store front had been boarded up. However, the building was solidly constructed with masonry block, which made it attractive for renovation.
The lower level of the building will consist of professional and administrative offices, a large and small conference room, break room, and file storage. An additional 900 sf of office space will be added above the original showroom area towards the front of the building. The upstairs office areas will be open and well lit by newly installed windows with Low-E glass. The original building was un-insulated and extremely energy inefficient. As part of this renovation, the office and the garage/laboratory will be insulated. New highly efficient HVAC units will be located on the roof of the building, saving floor space and creating a comfortable working environment for the Coffey staff.
Not the least of the improvements will be the additional parking, outside storage, and landscaping. One of the goals of Coffey is to help improve the entry view along 3rd Street for travelers coming to Laramie. The frontage will be improved with new landscaping which includes trees, shrubs, and flowers. The off-street parking will also provide clients an easy approach into the facility and Coffey staff a place to park. This will definitely be a most welcome change from Coffey’s current facility. In addition, a large portion of the property south of the building will be fenced in for outside storage of materials, equipment, and working vehicles.
Financing this project was also a unique and challenging endeavor. A crafty combination of private investment, revolving loan funds from the Laramie Economic Development Corporation, the Small Business Administration 504 program, and a conventional loan through First Interstate Bank of Laramie were all needed make it happen.
In the end, Coffey Engineering & Surveying is extremely pleased and is excited to put this new Christmas present to good use.
